Self Storage Plus - Bristow - 8100 Piney Branch Lane

Clean facility and very nice staff, but my issue is with the rate increases. Moved into a large climate controlled unit on 4/15/24 at a rate of 185.00. As of 2/15/26 my rate is going to be 359.00. That is a 94.05% increase in less than two years. Just be aware that they will increase on a regular basis ( difficult on a fixed income) and I was previously told by the manager when I called to try to negotiate that it's because they don't like to have people stay too long. I don't know why that is. Doesn't seem to make a lot of sense.

Jessica runs the show at this facility. She was extremely helpful to my wife and I. She made the process easy to check in and rent out a unit. She, also, made it easy to check out when we were done with the unit. Thanks Jessica for being friendly and professional during our very stressful move!!!

I'm a military service member who had an awful experience with Self Storage Plus in Bristow, VA. Today, I had to report this business to the Better Business Bureau for fraud, and here's why... I was on active duty Title 10 orders stationed at Fort Belvoir, VA from June 2020 through August 2023. At the end of my tour, I let Self-Storage Plus know 30-45 days in advance that I would be vacating my unit on or before 31 August 2023. At the time a Tim Funk was the property manager. I vacated my unit that I shared with another person and signed a form indicating that I was vacating my unit, giving my keys and locks to the other occupant, and relinquishing all rights to my unit. I turned in my keys to Tim, gave him my keys, signed and dated the form he required, and vacated the unit that same day. I was even kind enough to pay the unit through 11 October 2023 for the benefit of the other person remaining in the unit. At that point, the other party met with Tim Funk when they had free time and they were given the keys from Tim Funk and took over payments on the unit effective immediately. At the end of my tour at Fort Belvoir, I got another set of official PCS orders and relocated to Colorado Springs, and never returned to Virginia after my orders ended at Fort Belvoir. Fast forward to January 2024 and Tim contacted me because the other party stopped paying in January 2024. They paid the November and December 2023 rent for the unit and then abandoned their personal belongings in the unit. Tim also asked me to sign a document waiving my rights under the SCRA and I refused. Tim then asked me on behalf of the owner, for a notarized letter stating the above circumstances, my military status and that I turned over the storage unit over to Self Storage Plus effective 31 August 2023 and thereby permitting them to go into the unit an auction off what was left behind by the other tenet as a precaution and I provided that to Tim Funk/Self Storage Plus as well. After the other occupant of the unit failed to pay their rent, Self Storage deliberately dragged out the process of opening the unit to auction off the belongings of the other occupant or to dispose of their abandoned items. This I believe was done on purpose and is why the rent complied over 18 months. My financial obligation was terminated the day I fully vacated on 31 August 2023. Nevertheless, as of today, even after I gave Self Storage Plus a copy of my orders over a year ago, informed Self Storage Plus that I'm protected as an active duty military service member under the Service Members Credit Relief Act, and had every legal right to vacate the unit at the end of my orders or at anytime of my choosing, they had a collection agency contact me for $1890.00! I filed an official complaint against Self Storage Plus in Bristow, Virginia on 27 August 2025 for 1, violating my rights under the SCRA. 2, continuing to harass me via phone, email, and via two collection agencies, and 3, failing to honor my military Title 10 active duty orders at the time I vacated my storage unit, gave the keys and locks to the other tenant, and left everything in the custody of Tim Funk, the then property manager of Self-Storage Plus in Bristow, VA. In addition to filing a complaint with the Better Business Bureau in Washington, DC, I am also consulting with my US Army Reserve chain of command and will file a complaint with USERRA for violation of my rights under the SCRA for a period of time that I was serving on Title Orders for 38 continuous month at Fort Belvoir before PCSing on a new set of official PCS orders to Colorado Springs, CO. In closing, the owner of Self Storage Plus in Bristow is fully aware of my situation and has never returned my phone call to address this matter. This is a blatant case of fraud against a still-serving military service member with a total time in service of 24 years and counting. At the end of the day, I will file a lawsuit against Self-Storage Plus if needed and I will never pay the debt of another person after I vacate my storage unit and relocated.

Disappointed It's ridiculously pricey. Rates are ridiculous here. I was going through some difficult times and I request easy payments to catch up. They don't respond and instead seek for immediate payment. I'll never rent a unit here. 😤 😤

It isn't often that you find an understanding person and a good heart in corporate companies, but that's exactly who Jessica is. I am so thankful she's the one I met.
